Question: I’m shopping for a new home. The process is crazy. I got to test-drive my new car before I spent $30,000. But I’m expected to pay $500,000 for a home after only a 20-minute showing! Is there a better way?

Answer: Even worse, most online mattress companies allow up to 100 nights of a “test drive” for a basic $1,000 purchase. While you won’t find a seller willing to host a sleepover, you can request multiple visits.

There are two phases in the purchase process that offer “test-drive” opportunities:

After the offer is accepted, you can conduct a home inspection. The inspection runs 1-2 hours, during which you can attend and fully inspect the home. Note: Many buyers will waive their home inspection to compete against other offers. Even in this case, you can request an inspection “for informational purposes only”.

You can request additional visits in your purchase-and-sale contract. Sellers usually allow up to three visits. This gives you a chance to measure the rooms for furnishings or simply show it off to family and friends. Note: This is one of the benefits of using an attorney when negotiating your P&S contract.
