Ski lodge-like Hanover house sells to local real estate agent for $2.5M - RichmondBizSense

He wasn’t in the market to buy a new home. But when the ski lodge-like house he’d been admiring for years came up for sale this fall, Clayton Gits said he knew it was an opportunity he couldn’t pass up.

The head of local real estate brokerage Mission Realty is the new owner of the 9,000-square-foot home at 14854 Elliot Ridge Way. He and his wife Stephanie paid $2.5 million for the house in a deal that closed Dec. 2.

The six-bedroom house, with six bathrooms and three half-baths, had been listed Sept. 6 for $2.8 million by Shawn Boyer, founder and former CEO of Henrico-based job website Snagajob. He and his wife Tennille had the house built in 2013.

Gits said he and Stephanie were intrigued by the house when they’d see it while driving to and from the club, where they’re members.

“I’ve been driving past that property for the past four years or so and was always curious about it,” Gits said. “When it hit the market, we immediately noticed.”

He added, “We weren’t planning on moving, we love our home that we’re currently in, but it’s one of those special properties that we were just very blessed to be in a position to pull the trigger on.”

The couple currently reside on a 24-acre property on the Little River farther north in the county. Gits said their new home offered a similar setup, with a private backyard overlooking the South Anna River.

But the detail in the home was likewise a draw, said Gits, who’s been selling real estate locally for 15 years. An agent with online brokerage eXp Realty, Gits founded Mission Realty as a team with Keller Williams before joining eXp when it entered the Richmond market.

“The attention to detail the sellers put into the property was something you don’t see every day,” Gits said. “I’m in the business. I’ve seen a lot of properties, and it’s a very unique property. We personally felt like it was worth a lot more than the $2.5 (million), but the neighborhood is only going to support so much.”

Gits worked the deal with Joyner Fine Properties’ Betsy Dotterer, who listed the house for the Boyers. Dotterer said she received considerable interest in the property, including from several out-of-town buyers. She said another offer was made on the house, but Gits’ offer won out.

“For that price point, there was a decent amount of interest,” Dotterer said.

Totaling 18 rooms across three levels, the house was constructed by Mark Franko Custom Building and designed by Kristi Lane of Visible Proof and fellow designer Peter Fraser, who Dotterer said sourced the home’s materials from across the country. Details include flooring from an old church in Ohio and stone for the fireplaces from a quarry in New York.

The house’s centerpiece is a two-story living room with an exposed stone fireplace that opens to a kitchen with a walnut-top island. The master suite includes two walk-in closets and a Juliet balcony, and the house includes an office with library shelving and a marble fireplace.

The walkout lower level includes an exercise room, wine cellar, media room, a guest bedroom and a stone-floored den with a wet bar. The property also has an outdoor living area with a stone fireplace and a heated infinity-edged pool.

Gits said the house’s location also factored into his and Stephanie’s decision to buy. Located two miles north of Wyndham, the house shortens his commute to Mission Realty’s office near Innsbrook. It also has better internet service, he said.

“We didn’t pay $2.5 million for internet service, but it was a factor,” Gits said. “We’re just in that phase of life where convenience matters a lot right now, so that was a big motivation for us to get closer in to town. And to have a little bit of what we have in terms of privacy and the amenities that the neighborhood offers, all of that combined really helped.”

Since opening Mission Realty’s office earlier this year, just prior to the pandemic’s effects hitting Richmond, Gits said the company is closing out 2020 on a high note, enjoying a boom in the market that’s defied the economic slowdown.

“We were fully prepared to hunker down this year and experience potentially a 2008 correction all over again, and that’s not what happened,” he said. “We have a lot of very loyal clients and very hard-working agents, and we’ve had our best year ever.”

Gits’ purchase adds to other multimillion-dollar home sales hitting the market of late. In the city, a 7,100-square-foot home at 5111 Cary Street Road recently sold for $2.8 million. In Goochland County, the 35-acre riverside home at 330 Flag Station Road went under contract last month at an asking price of $3.4 million.
