This period Cotswolds stone house on a chalk escarpment in the Ozleworth valley in southern Gloucestershire, was recently converted from a tithe barn by its builder owner.
Modern wiring, underfloor heating and thick insulation have been introduced into the 17th-century building, but it retains its agricultural heritage and historic atmosphere.
Bagpath Court Barn has a finished interior, but has kept its barn-like spaces, too. It has open-plan living spaces and a double-height space that integrates a floating staircase. "It is both modern and traditional, and its design respects the history of the building," said listing agent Peter Edwards, a partner at Knight Frank’s country department.
The detached honey-hued stone home, and its converted outbuildings, sit in landscaped gardens that roll "seamlessly" into sloped pastureland and it looks across the Ozleworth valley, which, with its rolling hills and woodland, offers "quintessentially English rural views," Mr. Edwards said.

The 5,124-square-foot house has five bedrooms, five en-suite bathrooms, an entrance hall, a sitting room, a boot room, a utility room, a drawing room, a kitchen/family/breakfast room, dining room and a study.
The gardens and grounds, which include pastureland with mature trees, extend to about 11.5 acres.

Amenities
Period outbuildings have been converted into a 463-square-foot one-bedroom annex—which could be used as staff or guest quarters—and a large three-bay garage.
There is also a partially hidden multipurpose outbuilding in the rear garden. It has deliberately been left part finished as the new owner may have a preference as to how it is completed, according to the property’s sales details. The area in front of it is ideal for a swimming pool or a tennis court, subject to planning permission.
The gardens surrounding the house have been designed as tiered lawns supported by stone walls to the front and flat lawns to the rear. Approached by a gravel drive, there is ample private parking.

Bagpath is a rural hamlet on high ground overlooking the Ozleworth valley, which, together with the neighboring valley of Lasborough, offer walking trails through picturesque hills and woodland.
There are no shops in the hamlet but there is a pub nearby—Hunter’s Hall Inn in Kingscote is about a 15-minute walk away. Calcot & Spa, a luxury spa hotel set in a manor house with large grounds, is less than three miles away.
Set in the county of Gloucestershire, in the "Cotswolds area of outstanding natural beauty," it is close to the towns of Tetbury and Nailsworth (both six miles) and Stroud (10 miles), which offer a wide range of shops and amenities.
