A historic Tudor-style Arts and Crafts mansion known as Chandler house in Pasadena, California, hit the market on Friday asking $12.8 million.
Chinese billionaire developer Huang Kangjing, who bought the lavish home and spent millions restoring and modernizing it while one of his children attended the University of Southern California, is the seller, according to the listing agents. He purchased it in 2012 for $5.8 million.
Built in 1915, the seven-bedroom timber-frame mansion is about as old as it gets when it comes to Los Angeles luxury, even in well-preserved communities like Pasadena, said listing agent Scott James, who’s co-listing the home alongside Christian Stillmark, both of Douglas Elliman.
“We really fell for the house for its architectural style,” Mr. James said. The Chandler house gets its name from past owner, newspaper scion Philip Chandler, a son of former Los Angeles Times publisher, Harry Chandler. The family owned the mansion from the 1940s until the early 1970s.
Architect Stiles O. Clements, known for some of Los Angeles’s iconic 1920s Art Deco theaters, designed the manor house, which cost only $28,000 to build a century ago, according to a history compiled by the Pasadena Showcase House of Design, a fundraiser for the local philharmonic that held its annual home and garden tour at the house in 2014.
That event offered a public look into extensive renovations the current owner undertook with the help of more than two dozen contractors and skilled craftsmen, Mr. James said.
The work included expanding what was a relatively small early 20th-century kitchen into a spacious 850-square-foot room with an island and different areas for cooking. It also transformed the second floor of the property’s carriage house into a modern one-bedroom guest suite. Changes were also made to the pool area and across the 3.5-acre grounds, which now encompass a large fire pit and spa.
The estate includes numerous outbuildings, including a century-old dairy storage shed, reminiscent of something out of “The Lord of the Rings,” Mr. James said.
“Because this property is so large, it has a lot of little vignettes,” he said. Those include a variety of original fountains, reflection pools and man-made ponds. The estate also comes with a large, window-lined greenhouse well suited for someone with a green thumb, the agent said.
Mr. Huang, 59, is the founder of real estate development company LVGEM China, according to the 2020 Hurun Global Real Estate Rich List, which ranked him among the world’s wealthiest real estate owners, with property assets worth US$1.5 billion.
He could not immediately be reached for comment, but Mr. James said his clients are looking to sell as the family members who’d been using the Los Angeles property have taken on a bigger role in the business overseas.
