FAYETTEVILLE, N.Y. – In this age of social distancing and stay-at-home vacations, Dr. Mike Sipple’s extraordinary ranch in Fayetteville makes perfect sense.

Its listing calls the secluded, three-acre property at 7293 Highbridge Road, an alternative to joining a country club or traveling long distances for a vacation.

“This is it!” Sipple told his wife when he first saw the property in 1993, becoming just the third owner of the home since it was built in 1953.

He said it was “everything we wanted,” and “totally different” than anything they had looked for while house hunting.

The home is very private and set well off the road. The original owner situated it to get the maximum amount of sunlight and its many windows offers views of the surrounding hills.

“It feels like you are in the country,” Sipple said.

The backyard is surrounded by “forever wild” woods and fields, which, although not part of the property itself, make for quiet and relaxing use of the original, in-ground swimming pool and tennis courts.

“There is a lot of buffer between you and your neighbors,” he said. “If you like your privacy this home is second to none.”

(Sipple says that the swimming pool was made from all-steel sheets, similar to what was used by cities for their public pools at the time. There are no liners to replace and when autumn arrives all that is required to do is pull a plug and let the water drain out. He calls it a “no worries pool.”)

A convenient pool house is nearby with a gorgeous wood fireplace, partial kitchen, and a large renovated bathroom.

The backyard oasis is great for large parties and family reunions. Sipple says his annual family reunions found a new location shortly after he purchased the property.

“Come to my house,” he told relatives. And they did, and they the parties got larger and larger.

Inside, Sipple calls the house a “ranch-plus.”

The main floor has three bedrooms, an original, large kitchen and a spacious formal dining room that can easily accommodate 20 diners.

The family enjoys hosting parties in the large front living room, with its huge front windows. Sunlight keeps the room bright and warm most of the day, as does the gas fireplace.

The master suite, which Sipple added in the home’s attic in 2001, is another favorite place.

The room looks out over the hills around Fayetteville and Sipple says he loves watching the morning sunrise from there.

The suite includes an office, sewing or crafts room, and an amazing bathroom with a round bathtub under windows and a rain shower.

The attic has a potential for even more bedrooms upstairs.

Sipple’s decision to finish the basement also increased the living space inside the home, adding almost 1,100 square feet.

The room was hangout for the family’s children, with a pool table, ping -pong and a large screen television.

“It is a great place to watch the Super Bowl,” he said.

Sipple says the home has been a “perfect one” to raise his family in but he feels that it is time to move on.

Parts of his family have moved to North Carolina and he and his wife want to join them and experience some “better weather.”

Kitchen: Owner, Dr. Mike Sipple, calls the kitchen very functional. It is fairly large and original to the way it looked when the home was built. There is a dining area with windows.

Living areas: The home was built in 1953 and remains beautiful. Owner says that contractors he has hired says that the house was a “high quality construction.” There have been only a few updates and routine maintenance over the years. Air-conditioning was recently added. The home was situated to take advantage of the light and many of the rooms have gorgeous windows for that effect. The spacious living room is the main gathering place for entertaining. The huge windows keep the room bright and warm throughout the winter. A gas fireplace is there. A TV room has a wood fireplace. The formal dining room has a large bay window and can accommodate 20 people for dinner. A “three-season” room has been updated with heat and air-conditioning making it possible to use all year-long. Surrounded by windows, the owners were using it as an office.

Bedrooms: The master suite was added to the upstairs attic in 2001 and there is potential for even one or two more bedrooms in the space. The room has amazing views of the hills around Fayetteville and the owner enjoys watching the sunrise each morning. The space includes an office, a sewing/crafts area, and beautiful walk-in closets.
