Cazenovia, N.Y. — Leigh and Susan Baldwin have a couple of nicknames for the Cazenovia Colonial they have called home for the past 25 years.
Susan calls it the “Hotel Baldwin” because of all countless number of guests, soccer and hockey players and foreign exchange students who have stayed there over the years.
“My children never knew who would join them in the morning at breakfast,” she joked.
Leigh calls the house, built on over one acre of property inside the village, the “Five-Minute House,” because it is just a five-minute walk to the “best schools and restaurants in the state.”
They both agree that it was the “perfect house for them” and an ideal “family home.”
It was not always the case.
“Oh, gosh, no!” Susan said when asked if it was.
The Baldwins have been working on making the “perfect house” almost from the moment they bought it.
They ripped out the kitchen, updated the siding and windows and landscaped the property.
In 2002, they began a “huge expansion,” which included the stunning large family room, with a gas fireplace, wet bar and custom built-ins, and a magnificent spacious master suite, which has a sitting area by the windows, cedar-lined built-ins and a “cavernous” walk-in closet.
(Leigh was at first against the expansion until Susan said that the family room would have a wet bar and big-screen television. Her husband was convinced!)
The additions increased the amount of living space to over 3,300 square feet.
“It looks like just a home from the outside,” Susan said, “but, inside, there are so many rooms and so much space.”
There are five large bedrooms upstairs, a lovely living room with a wood fireplace and a home office which can accommodate two desks. The home features five bathrooms, including a brand-new jack-and-jill bathroom which was just finished last autumn.
The spacious kitchen has stainless appliances, granite counters and plenty of cabinet and pantry storage. There is a “sun-filled” eating area which leads out onto a two-tiered back deck.
“The kitchen is fabulous for entertaining,” Susan said, “and we do a lot of it.”
The family’s children had a hand in the decorating of the finished lower level, which has room for an exercise room, half-bathroom, pool table, basketball game and air hockey table. A den-area has a fireplace and a big-screen television and sofas.
The couple is very sad that they are leaving their home after a quarter-century.
(Leigh jokes that the home’s “couch potato,” himself, should come with the rest of the house.)
But they think the time has come to downsize but will remain in the village.
An open house is scheduled for Sunday, July 12, from 1 to 3 p.m.

Kitchen: Fully equipped kitchen is great for entertaining. It is a natural place for family and guests to gather, with its own bright eating area and access to dining room and back deck. It has granite counters, stainless appliances and plenty of storage and pantry space.
Living areas: After its 2002 expansion, the house is much larger than it looks from the outside. “There are so many rooms,” the owner explains, “it sometimes gets confusing.” The spacious family room features a wall of built-ins, big-screen TV, surround sound, a gas fireplace, a wet bar, and mini-fridge. Sunlight pours in from a wall of windows. A living room has French doors and a wood fireplace. There is a formal dining room and a spacious home office with more built-ins and speaker system. Owners say the office is private but is located so they always know what is happening in the rest of the house. There is a convenient laundry room upstairs and a second laundry in the lower level. The home has a new 80-gallon water heater and furnace.
Bedrooms: The owner’s suite upstairs is very large and has its own gas fireplace, a sitting area, and vaulted ceilings. There is an enormous walk-in closet and built-in cedar-lined drawers. There are more large bedrooms upstairs.
Bathrooms: The master bathroom has his-and-her sinks, a jacuzzi tub and shower unit. There are two additional full bathrooms upstairs, including a just-finished jack-and jill bathroom. There is a half-bath on the first floor and one on the lower level.
Lower level: Incredible amount of space in the finished lower level, which was primarily used by the owner’s children. It a combination game room, den, and exercise room. Outside: The house was built on a one-acre lot, very large for a Cazenovia property. It is an easy walk to schools and dining and close to the lake and golf courses. Owners have done a lot of landscaping outside, with sidewalks, retaining walls and pavers. Mature trees keep the backyard private. There are peony beds and vegetable and blueberry gardens. Outdoor entertaining is a snap with a large two-tiered back deck. Under the deck is “hot tub ready” with all the necessary hook-ups. There is an attached two-car garage.
