Alpenrose Dairy property could become 193-house subdivision - OregonLive

One of the nation’s largest homebuilders has proposed to turn the 56-acre Alpenrose Dairy property in Southwest Portland into 193 single-family homes.

According to documents submitted to Portland’s Bureau of Development Services last week, the Florida-based Lennar Corp. is looking to turn the entire Alpenrose property at 6149 S.W. Shattuck Road — including its dairy, ball fields and velodrome — into a residential subdivision. The documents reflect a proposal at an early stage that could change or go nowhere.

The descendants of dairy founder Florian Cadonau sold the dairy business in 2019 to Washington state’s Smith Brothers Farms amid a family rift that spilled into a public lawsuit. The grounds stayed in the family’s control under a complex ownership structure that included several generations.

Alpenrose, founded in 1916, operated its grounds for years as a Southwest Portland attraction. It hosted an annual Easter egg hunt, and its grounds included a mock-Western town called Dairyville, where Christmas visits were a Southwest Portland tradition. The mock town included a real 600-seat opera house that hosted community theater and other events.

It was also a vaunted sports and competition venue. Its ball fields hosted Little League games, as well as the nationally televised Little League Softball World Series.

The dairy has continued to operate since the sale, but the ball fields and community events spaces have been closed. The velodrome, an institution for Portland’s cycling community, permanently closed in February.

Development plans suggest the new proposal might mark the end for the dairy site itself, as it calls for a housing development that spans the entire property. Smith Brothers Farms, the dairy operator, did not immediately respond to a request for comment Monday. It has invested in building a brand around Alpenrose home delivery in the Portland metro area, a key component of Smith Brothers’ business in the Seattle area.

The proposed development would include dedicated recreational areas, open space and a public trail, according to the documents.
