West Pullman house for sale looks out onto Little Calumet River - Crain's Chicago Business

A house with a wall of riverfront windows is for sale on the north bank of Chicago’s less-famous river, the Little Calumet.

The four-bedroom house is in West Pullman, on 129th Place near Halsted Street, where the Little Calumet River is the border between the southern edge of Chicago and the town of Riverdale. It’s one of two houses on a little more than a quarter of an acre being offered together at $695,000.

“You have these beautiful, up-close views of the water,” said Valerie Wright, the Coldwell Banker agent representing the property for seller Joseph Caldwell. “With all these windows, it’s a magnificent river landscape east, west and south of you.”

Directly across the river is a low-rise industrial site, but much of the rest of the south bank is lined with the trees of Whistler Woods Forest Preserve and the Joe Louis “The Champ” Golf Course.

Caldwell, who declined to comment for this article, bought the site for $112,000 in 2004, according to the Cook County Recorder of Deeds. At the time it contained a four-bedroom house, on the northern, inland end of the long, narrow site.

Behind that house, Caldwell is almost done building a second four-bedroom house on the riverfront. It's a 4,000-square-footer set about 15 feet above a riverfront terrace with a dock. Inside it has an open-plan main floor, two staircases, one an open wood set of steps and the other a spiral, and a hot tub. It came on the market in late December. 

Wright said the front house, a 1958 structure that Caldwell updated extensively, rents for about $1,800 a month, which can defray the cost of owning the property, but that some potential buyers have said they would prefer to use the two together as an eight-bedroom family compound.

Even sold as two houses, the asking price is well over twice what neighboring homes have gone for. A four-bedroom house on the same street, with river frontage, sold in December for $178,000, and another sold in April for $150,000.

Wright said Caldwell is working on two more homes in the neighborhood, expanding small existing structures into “large riverfront homes so his won’t be the only upscale house in the neighborhood.”
